• All tenants wanting to apply for a property must complete an Application Form. One is required for each person living in the property.
• It is very important that we are able to talk to a present or previous landlord, we do not necessarily require written references, but rather a day time phone number for your landlord.
• If successful you will be required to come to the office and complete a Tenancy Agreement, at this stage you will need to pay the Letting Fee, which is one weeks rent + gst. This must be paid in Cash, Eftpos or Bank Cheque. The day before you take possession of the property you are required to pay 3 weeks bond and the first weeks rent. At this stage you will be given the keys.
• A regular automatic payment must be set up to pay your rent fortnightly, only one payment from each property.
• Once living in the property you are required to keep it reasonably clean and tidy. An inspection will be done by the Property Manager after 3 months, and then every 6 months. You will be notified by letter and given the required 48 hours notice of the inspection.
• Advise your Property Manager of any repairs that are required.
